This new near passive home showcases how homeowners can find their own “Shade of Green”. See how high-performance technologies in foundations, walls and ventilation systems combine with beautiful design to provide the perfect mix of efficiency, comfort and health for your family!
The green features of this near Passive home start at the ground level with the use of Insulation Concrete Forms (ICF) for foundation walls. Not only is ICF block an efficient way to assemble foundation walls, these LEGO-like concrete filled insulation blocks reduce the transfer of heat (thermal bridging). The walls of this home are superior to standard wall construction and designed to last 100+ years.
The wall assembly is a combination of products including cellulose insulation, Gutex interlocking wood fiber board panels, Zip sheathing and tape, Mento house wrap, and a mesh rain screen. These technologies work together to provide a continuous layer of insulation that reduces thermal bridging and creates a water resistant and airtight barrier, all the while allowing moisture to escape. This is wrapped with a beautiful and sustainable white cedar shingle that is pre-treated to mimic the grey color that comes naturally with aging. The result is a highly efficient “healthy” home that reduces the risk of moisture damage and mold related issues.
Visit this home to see a mock-up of ICF blocks and the high-performance wall assembly for yourself.
The heating and air conditioning system is an area where these homeowners found their shade of green to be a mix of energy efficient systems and more traditional systems that provided the comfort they were accustomed to. The basement level is a beautifully finished concrete floor with radiant floor heating – a known feature that the homeowners loved in their previous home.
The upper levels of the home use ductless heat pumps with ceiling cassettes. A technology that allows for efficient heating and cooling while visually blending in with the environment. This home also touts a highly efficient and “healthy” Zehnder air system that unnoticeably and continuously cycles fresh and filtered air throughout the home. It extracts moist and stale air from bathrooms and kitchens and inserts clean and tempered air into the room. The Zehnder system provides 90% heat recovery from exhaust air and fresh outside air.
And shades of green aside, there are simply features of this home that you won’t want to miss. This is a smart home that provides control of temperature, lighting, security cameras, and music via in-house touch panels or your mobile phone. This home boasts custom-milled white oak flooring, an in-house elevator, Carrara marble top counters with a special anti-etch finish to eliminate staining, and a chef’s kitchen with a 60” range. Throughout the home, you will find all custom cabinetry that is built to provide function first.
The downstairs also features a separate Accessory Dwelling Unit (ADU) that lurks behind a hidden steel door. The door sealing technology and surrounding walls are purpose-built to provide soundproofing between the main home and potential tenants. There is so much more and this home will no doubt leave you wanting to find your own “Shade of Green”. We look forward to seeing you on the tour!
